Managing your Ken-Caryl Ranch payments is easy. You can pay your HOA dues and take care of other fees all in one place, including:
- Equestrian boarding fees
- Life at Ken-Caryl advertising
- Covenant violation fines and compliance fees
Take care of everything in one secure spot and stay up to date with your account.
Note: If you live in a sub-association or need to pay water and sanitation fees, those are handled separately through their respective providers.
2026 Master Association Dues
Effective Jan 1, 2026, monthly dues are:
Residential
$83
Apratment (Per Unit)
$71
Commercial (per acre or portion of acre)
$67
Prefer to pay annually?
Residential
$996 / per year
Apratment (Per Unit)
$852 / per year
Annual payments must be received by January 15.
You can pay the full year at once:
- Pay online (e-check or credit card)
- Mail a check
- Drop off payment at the Ranch House
Be sure to include your 5-digit account number with all payments.
Ways to Pay
Choose the option that works best for you:
Automatic payments (ACH)
Payments are automatically withdrawn from your checking or savings account on the 5th of each month. If dues change, your payment will be updated automatically.
Note: ACH cannot be used for annual payments.
Pay through your bank
Use your bank’s online bill pay service. If dues change, you’ll need to update the payment amount. All payments should be sent to:

Make one-time or recurring payments directly from your checking account at no cost.
Credit card (SmartStreet)
Pay online with a credit card. A 2.95% processing fee applies.

Include your 5-digit account number on the memo line.
Pay in person
Drop off a check at the Ranch House during business hours or use the drop box after hours.

- Monthly statements are sent by email (if an email address is on file)
- Paper coupon books are available upon request
